This month our team leaders were featured at two of the premier multifamily conferences in the nation: GreenPearl’s Florida and New York Multifamily Summits. In Florida, Brian Miller (Senior Design Director, Edit at Streetsense) discussed how to design multifunctional amenity spaces for community and retention. In New York, Troy Benson (Head of Creative) looked at how to drive value in multifamily through a different lens, exploring the impact of creative marketing on real estate.

“No Place Like Home: Designing multifunctional amenity spaces for community and retention”

In his presentation, Senior Design Director Brian Miller showcased how best-in-class amenity spaces not only drive leases, but more importantly, drive retention. The interior architecture work his team does takes into account overlooked factors like sense of space ownership and psychological comfort, the power of non-prescriptive space, and the importance of proper acoustic treatment. Collectively, these allow residents to feel at home and build community, ensuring that they will want to stay. “Why creative marketing matters in real estate” 

Good branding and marketing can make or break success in multifamily. While describing features and amenities is important, Head of Creative Troy Benson made a distinction between selling a product and selling a brand. Products check boxes (unit size, composition, amenities, perks) whereas brands build emotional connections and, above all, are memorable. His advice: As developers spend billions on properties themselves, they should not overlook investing in brand and marketing. A good brand, after all, will last just as long as the building.
